What to say when the agent only speaks Spanish

Most rental calls in Spain follow a predictable shape: a greeting, a question about availability, a few qualifying questions, and — if it goes well — a proposed viewing time. You don’t need fluent Spanish to survive that shape. You need about a dozen phrases, used confidently.

Opening the call

Start with something simple and clear: “Hola, buenas, llamo por el piso de [address/reference]. ¿Sigue disponible?” (“Hi, I’m calling about the flat on [address]. Is it still available?”). Agents ask this question all day — they’ll answer plainly, and you’ve already shown you can hold a basic exchange.

The questions that come next

Expect one or more of: “¿Para cuántas personas?” (how many people), “¿Tiene nómina / aval?” (do you have payslips / a guarantor), “¿Para cuándo lo necesita?” (when do you need it from). Prepare short, confident answers to all three before you dial — hesitation reads as uncertainty about your ability to rent, not about your Spanish.

A short, confident answer in imperfect Spanish beats a long, hesitant one in perfect Spanish. Agents are listening for reliability, not grammar.

Booking the viewing

If things go well, you’ll hear something like “¿Cuándo le viene bien para verlo?” (when suits you for a viewing). Have two or three real time slots ready — “El jueves por la tarde, o el viernes por la mañana” (Thursday afternoon, or Friday morning) — so you’re not improvising under pressure.

When it’s genuinely too hard
